Electricians for property managers
Send the work order, we do the rest. Tenant contacted by text, job done and photographed, certificate lodged, invoice to the agency.
Address, the tenant's name and mobile, and what's wrong. A photo from the tenant often saves a visit.
What we do for property managers
The same way for every agency, every work order.Send the work order and it goes straight into the job. You get a confirmation back with the booking, not a phone call.
We text the tenant, agree a two-hour window, and text again on the way. You're not the go-between.
Before and after, on the invoice, so you can see what was done without a site visit.
Every certificate of compliance lodged with the Technical Regulator and emailed to the agency.
The booking text goes to the tenant the day we receive the work order, with the arrival window.
Work order number on the invoice, emailed to the agency, 30-day terms. Nothing asked of the tenant.
Luke, Michael or Anthony, in a signwritten van. Never a subcontracted electrician: one of the three of us on every job; our licensed plumbing partner handles the gas side.
What property managers book most
Prices include GST, the same as for every customer. Every job is quoted before it's booked.Every price on the website is a quote, not a fixed charge. It assumes a standard single-storey home with the switchboard within reach. When your request comes through, Luke looks it over and sends you a quote to confirm. Once the job is done, that quote becomes your invoice.

What comes back

Questions tenants ask us
Answered the way Luke answers them. What time will you actually arrive? Can I get a tighter window than two hours?
Every booking has a two-hour arrival window, confirmed by text the day before. On the day we text when we’re on the way, so you’ll know within about 20 minutes. If you have a hard deadline, school pick-up or an appointment, tell us when you book and we put you first or last in the day.
Can we change the day or time?
Yes. Reply to the booking text or tap the link and pick another day. We’d rather move you than rush you.
Can you text or call me before you arrive?
Yes. Every job gets an on-our-way text as we leave the previous one. If you need more notice, say so in the booking notes and we call instead.
Do you work weekends, evenings or before 8 am?
No. We work Monday to Friday, first job from 8 am and the last booking window starts by 2 pm. We don’t do evenings or weekends, which is part of why our prices are what they are.
How long will the job take?
Most installs take one to two hours. An oven or cooktop about an hour, oven plus cooktop about two, a rangehood one to two. A gas to electric conversion is half a day. A switchboard upgrade is two to four hours.
Can you send the invoice or receipt?
The invoice and receipt are texted and emailed automatically when we mark the job complete. If it hasn’t landed, check your junk folder, then text us.
Can I get the Certificate of Compliance?
Yes, for any work that needs one. We lodge every Certificate of Compliance with the regulator and email you a copy within three days of the job. If you need it for a sale or an insurer, text us the job date and we resend it.
Who is coming? Is it you or someone else?
One of three licensed electricians: Luke, Michael or Anthony. Each drives a Switch Electrical van and texts you from the business when they’re on the way, so you always know who to expect. For rental properties we’re sent by your property manager. The work order says what we’ve been asked to do, and we tell you before we start.
I won’t be home. Can I leave a key or have someone else there?
Yes. Leave the key somewhere you tell us about, give us a lockbox or gate code, or have someone else there. Let us know about dogs, parking and intercoms in the booking notes and we sort it before we arrive.
Will rain stop the job?
Inside work goes ahead regardless. Roof, outdoor and switchboard work gets moved if the roof is wet or it’s dangerous, and we text you the morning of.
